Why does it say "Bayis va'Hon Nachalas Avos"?

R. Yonah: Often it is decreed on fathers to bequeath their houses and wealth to their sons and grandsons; the children inherit them due to the father's merit.

Malbim: A house and wealth falls from fathers to their sons via inheritance; the son bequeaths to his son after him. This is on condition that Hashem prepared for him a wise wife who will make her husband succeed and conduct the house and wealth with prudence. Then, it will remain an inheritance for generations. A woman guards wealth, and she destroys a house with her folly - "Chachmos Nashim Bansah Beisah v'Iveles b'Yadeha Sehersenu" (14:1).

Why does it say "ume'Hashem Ishah Maskales"?

R. Yonah: One merits a wise wife only if Shamayim decrees to give her to him. It is not decreed on fathers in their lifetimes to give to their sons a wise wife. She is dearer than a house and wealth.
