What is "ve'Im Yarchiv Hashem ... " referring to?

"ve'Im Yarchiv Hashem Elokecha es Gevulcha". Why does the Torah write "ve'Im"?

R. Bachye: This is one of four locations 1 where "Im" is a statement and not a condition - since they are all Mitzvos that are also mentioned elsewhere without the word ?Im'.

Because the promise to Avraham was indeed on condition that Yisrael keep all the Mitzvos - as the next Pasuk indicates. 2

Which presumably, explains why Rashi and R. Bachye himself do not include this Pasuk together with the three Pesukim where ?Im' is not conditional -In Yisro. Refer to Sh'mos 20:22:1:1.
